An encapsulated crawlspace in Beauharnois
Challenge
A Beauharnois client put his house on the market, but it was not being sold.
When he noticed that the crawl space was the problem that was driving potential buyers away, he had to act. He therefore contacted us to see what affordable repair solutions would be available to resolve this problem in order to sell his house as soon as possible.
When we did the inspection and submitted the quote at the time of the appointment, our client was able to use this quote to negotiate with a buyer who was very interested in the house, but worried after seeing the crawl space health.
The solution: They agreed about a very attractive purchase offer for both parties which included the sealing and encapsulation of this crawl space.
Solution
So we started by waterproofing the crawl space by installing a drainage mat all over the floor in order to redirect the water to the waterproofing system. The SmartSump system is a small, but very efficient sump pump liner specially designed for small spaces like crawl spaces. Then, to isolate the house from the earth on which it was built, our team installed an antibacterial vapor barrier membrane that prevents all water vapors and bacteria from infiltrating and infecting the air and building materials that are at risk of decay. This preserves the structure of the house and prevents mold from growing.
And to finalize it, dehumidification and air purification is needed. We recommended and installed the SaniDry Sedona system which is the best dehumidifier in its class, rated EnergyStar.
