Photo Album: Basement water infiltration and humidity issues in Brossard
Our client had bought the house 4 years earlier and had been facing issues with water infiltration at every single heavy rain! This did not help as well with the levels of humidity in his basement which were off the charts.
Existing pedestal sump pump
The problem with pedestal sump pump systems is that they cannot be submerged (and thus cooled) in water within the sump pit, which makes them noisy, unreliable and a source of humidity due to an open pit.

Water does accumulate under the basement slab even if you have a french drain. We installed a sump pump that goes over 2 feet under the slab, in order to drain the water from under the slab as well as the perimeter drainage system. Also you can notice here that our installation of the perimeter drinage system can circumvent any obstacle in a basement.
Installation of an internal perimeter drain
We installed the drain around the inner perimeter of the house, since water was coming from under the slab, as well as through the microspace between the foundation wall and the footing. The WaterGuard, an internal drain that sits on the footing and under the slab, prevents water from coming into the basement at any point (wall cracks, under the slab, at the footing/wall joints).
Alternative to french dains in Brossard
You can see the final results of the installation of the WaterGuard (the cement hasn't dried up yet in this picture as it was taken right after the installation). The WaterGuard does not clog like French drains with proper servicing, and it is the only drainage system offered with a lifetime warranty!

This unit is especially designed for basement spaces, small or big. Moisture control is crucial to protect organic materials (wood, gyprock ...) in the house. Humidity levels should be around 45 to 55%.
