Basement Crack Repair Photo Album: Water Infiltration through Crack in Foundation Wall - DDO
These homeowners had previously repaired a leaking crack in their foundation wall many years ago, with a solution that's called Epoxy. Expoxy is now a bit outdated and rarely used by itself.
We installed our fantastic crack repair membrane, the FlexiSpan, a solution that guarantees cracks will not leak anymore, ever.
Repaired crack leaking again
This crack in a basement in Dollard-des-Ormeaux was fixed many years ago with epoxy, as you can see in this picture.
The crack started leaking again during heavy rain and the spring thaw, with water trickling over the clients' floors. This prevented them from using their basement fully and they needed to fix the situation asap.
Sealing the foundation crack in DDO
In order to seal that crack properly, we started by using a sealant, usually a polyurethane polymer or something similar. At the same time, since there was no internal perimeter drain in this house, we dug a small dry well about 5-10 gallons in size at the base of the crack to drain any remaining water that might trickle during rare situations.
FlexiSpan to seal the foundation crack
This is the second phase of the work, where we install a second layer of drainage, a membrane called the FlexiSpan, for those rare cases when the polyurethane polymer will not do the work and the crack might still leak.
Cracks might actually get wider with weather cycles and movement of the foundation, which might lead to recracking of the epoxy or any polyurethane used to seal the crack. The FlexiSpan® System stays bonded with wall movement, and seals the crack permanently.
Sealing a leaking foundation crack for good in DDO
After FlexiSpan is applied, we reapply another layer of the polymer to cover the FlexiSpan completely. At this point, the dry well is resurfaced with cement.
The client was able to refinish his basement wall without being worried about the crack leaking again.
