Basement waterproofing in Villeray, Montreal
Challenge
The client, himself a contractor, suffered from water infiltration problems since he bought the property in Villeray, Montreal, 2 years ago. He had also rented a part of his semi-detached house, and his tenants were suffering from the same problem in their part of the basement, which posed some risk of them not renewing their lease.
Water seepage was happening mainly through the rear wall of the basement, the parging of which was crumbling a bit making the look very unsightly. The customer also suffered from an excessive humidity level, which caused mold and rot which one could easily smell.
In addition, the levels of basements in the two parts of the house were different, posing a risk that the water flows to the lower part after having infiltrated the upper part.
Our specialist’s visit had taken place in the previous month of September when it wasn’t raining a lot and he came back two months later following a call from the client, who wanted to solve the problem after having had a big water infiltration. The specialist then noticed that the water seeped, as he had expected, at the base of the interior foundation wall.
Solution
The specialist from Basement Systems Quebec took his time to fully inspect the basement during the first visit. To solve the problem of water seeping through the rear wall and the water that accumulated below the basement slab, the specialist recommended an interior French drain system running all along the wall, as well as a sump pump system to relieve the hydrostatic pressure under the slab.
During the second visit , the water had seeped through the same wall. Because the client did not want to waterproof all of his basement walls as we always recommend, the specialist decided to install the our special internal drain the WaterGuard on the lower part of the inside basement wall to solve the problem of water infiltration and drain this water to our sump pump system the SuperSump. This sump, sitting three feet into the ground, ensured that the water level below the basement remained well under the basement slab.
We also installed the TrenchDrain, a drain covered by a grid, which helped to solve the problems of water flowing on the outside stairs into the basement from under the outside door.
Finally, the specialist decided to install the CleanSpace membrane to prevent moisture or water seeping through the walls to evaporate into the air, but rather to direct it towards the WaterGuard to be subsequently drained. The white and neat appearance of the CleanSpace made the wall more beautiful and helped reflect much more light in the basement.
Finally, we had helped resolve our client’s problems of water infiltration in his basement, reduced the level of humidity as well as mold in there and improved the appearance of his basement.
