Encapsulation of a Dirt Crawl Space in Saint-Colomban
Challenge
Mr. Craig contacted us because he was having humidity problems in his crawl space in Saint-Colomban, Quebec. We then offered to come for a free inspection to see how we could help him. During this inspection, our specialist Alexandrine discovered many issues that had been caused by the humidity, such as rotting wood pillars, degraded spray foam insulation, efflorescence, and rust. The relative humidity in the crawl space was measured to be over 80%, well over the recommended 55%. We concluded that the best way to help resolve the humidity issue was to fully insulate and encapsulate the crawl space.
Solution
We first started by removing the existing insulation, then installing the SilverGlo™ Crawl Space Wall Insulation System. This insulation system is made of completely inorganic materials; therefore, it will not absorb moisture and support the growth of mold, rot, or mildew. It is also waterproof, and it creates a vapor barrier on the walls.
Next, we installed the CleanSpace® Crawl Space Drainage Matting System to drain water from underneath the liner directly to the sump pump and drain system. This drainage matting system is installed underneath the vapor barrier system to prevent water buildup underneath the materials.
We then installed the CleanSpace® Crawl Space Vapor Barrier System on top of the drainage matting system. This durable, 20-Mil liner system is tear resistant and provides enhanced protection against moisture intrusion compared to thinner alternatives like you can get at your local hardware store. The white colour maximizes the effectiveness of the available lighting in the space and renders it useful for storage. It even includes UltraFresh™ Anti-Mold Additive, a treatment that works at a cellular level to continually disrupt the growth and reproduction of microorganisms, ensuring it will never support mold growth. As a bonus, CleanSpace® will even serve as a passive radon mitigation system.
To finish off, our team installed the SaniDry™ Sedona dehumidifier, the world's most efficient, high-performance dehumidifier and filtration system. It removes 2.9 liters per kilowatt-hour (L/kWh), has an automatic humidity sensor, and is connected directly to the drainage system, so there are no messy trays or buckets of water to empty. Additionally, the MERV 8 filter removes mold spores, dust mite droppings, dust, and other particulates. It can even be ducted to reduce the noise level.
